Stock buy! O

Just got myself 55 shares of Realty Income Corporation (O) at the price of 55,95 USD per share. This buy will add 133,1 USD to my annual dividend income! Another cool thing about O is that it pays its dividends monthly.

Month summary: November 2016



At the start of every month I will make a small summary of my previous month. I will report my passive incomes and then will make a small summary what I think about the previous month, check for mistakes that have been made and how to improve my portfolio in the future.

Passive incomes:
Stocks-  During the election prices dropped and I made 2 buys in the month:
40 shares of ABBV at the price of 53,48 EUR per share and I increased my position in OHI by buying 62 more shares at the price of 26,6 EUR per share, this buy helped me to average down the average price for the stock.

Dividends received:

Average savings % has risen as Im not using my car anymore and will probably sell it. I decided to use my bike for transport through the winter. We already had a lot of snow at the start of the month where I could try if its possible to ride my bike through the snow. Which is actually quite fun :)
I cycled a bit more than 300km with my bike during the month.

Stock buy! OHI

After the election I increased my position in OHI. I bought 62 shares at the price of 29 USD per share which averaged my buy price down to 30,45 USD per share. This buy increased my annual dividend income by 151 USD. Now I own a total of 130 shares of OHI.

Stock buy! ABBV

Since the election has dropped healthcare section prices I got myself 40 shares of AbbVie Inc at the price of 59 USD per share. With a juicy 4,3% yield it increased my annual dividend income by 102,40 USD!




Now I will wait for the election results and depending on the prices I might buy something more. REITs are attractively priced at the moment, so maybe something from them. Id like to average down on OHI or maybe get into a new position and buy some shares of O. We will see after the election.

Month summary: October 2016

At the start of every month I will make a small summary of my previous month. I will report my passive incomes and then will make a small summary what I think about the previous month, check for mistakes that have been made and how to improve my portfolio in the future.

Passive incomes: 89,22 EUR

MAIN 10,11 EUR

Only one stock paid me dividends this month, quiet month. But next year it will be better as I bought some shares of KO in September, too bad that I bought them after the ex div date so I didnt get any dividends yet. In October I got myself 40 shares of Altria (MO) for the price of 61,7 USD per share. This buy added 97,6 USD to my annual dividend income, I bought them after the ex div date so I didnt get any dividends in this month. There was also a dividend cut from STON, they cut their dividend 50% which decreased my annual dividend income by 112,2 USD. Bad news but another example that you shouldnt chase the yield, if its too high then a dividend cut in the near future is very likely to happen.

P2P lending-

Viventor 0,47 EUR (52,29 EUR in platform)

Didnt add nor withdraw any money from P2P platforms, just reinvested the interests.

In Estateguru I have invested in 2 loans which will be paid back with interest in 2017 spring/summer.

Overall the month was great. I havent used my car since August and it has improved my savings rate. Im actually planning to sell my car and commute with my bike through the winter. It will be harder with all the snow but I just need to get out of my comfort zone :) Im sure that its much more fun to cycle in snow than sit behind traffic lights and constantly look at the car in front of me.
In October I cycled for transport (not including training distance) 282km + around 30-40km total for smaller rides. I got an interesting thought from the book Early Retirement Extreme that cycling is used for transport and recreational use but running is seen only as recreational only, why not run as a way of transport. So I tried it on the last day of October, I ran 3,6km (1,8+1,8km) as a way of transport (average speed was 12kmh compared to 23-26 with commuting bike) and I will use it more in the future :) I mostly train on bikes and in the gym but this is a great way to improve my running ability.

Stock buy! MO

I just bought 40 shares of Altria (MO) at the price of 61,7 USD per share with a 4% yield. This will boost my annual dividend income by 97,6 USD!

Altria Group Inc. is a strong dividend champion that has been paying dividends for 47 years straight and the average dividend increase has been 10,7% for the last 15 years.

Month summary: September 2016

Weather is slowly getting colder and colder but on the bright side the stock prices have dropped a bit compared to summer months.
In stocks I bought 60 shares of Coca-Cola (KO) at the price of 42,67 USD per share which added 84 USD to my annual dividend income.

Dividends were paid by 6 different companies (all payments were in USD but converted to EUR):

F 15,98 EUR
IBM 18,1 EUR

Total 96,74 EUR

and my current portfolio stands at 6264 EUR as I added another 300 EUR in there.
Plan is to slowly keep adding extra funds.

Current portfolio is worth 1075 EUR
Plan is to reinvest interest but not add nor withdraw anything.

Viventor
Interest earned 0,45 EUR
Current portfolio 51,82 EUR
Plan is the same as in Bondora, just to keep the money in and let it grow.

Estateguru
Interest earned 0 EUR
Current portfolio 470 EUR
That money is divided into 2 different loans which should be paid back with interest next year.

Total passive income for September was 185,97 EUR and the average monthly income so far this year is 203,5 EUR. Next year it should be easily over 300 which gives me level 1 financial independence! Meaning that my passive income will be able to pay for food and shelter / the basic needs.

I bought Coca-Cola while being on a diet

Wait what? TOO MUCH CARBS!!!

You can relax, I just bought the stock! Ive been waiting for this, I dont know why but Ive always wanted to own KO shares. Finally the price is dropping and I bought 60 shares at the price of 42,67 USD per share with a 3.3% dividend yield. Solid company that has been raising its dividend for over 50 years around 8% per year.

And actually I didnt lie, I bought some Coca-Cola Zero, Its great to kill some cravings while being on a diet.
Since Im on the topic, fat loss is going according to plan Ive lost over 3kg-s of fat - around 140g per day on average. Ill post some pictures at the end of September :)

Month summary: August 2016

Summer went by really fast and its already dark outside while Im writing this post, just a few weeks ago during the same time it was possible to catch some last sun rays outside. Luckily I had 2 weeks more vacation during that time and like usually I spent that time mostly on my bikes :)

I finally gathered some motivation to reach my sub 10% bodyfat goal this year and I should be able to get there during September If I keep my diet strict. Im already much drier but Ill post before and after pictures when Ive reached my goal!

About investing in August. Stock prices are still high but I found a hidden gem and bought 200 shares of FLO. Price was great and it added 128 USD to my annual dividend income.

My P2P lending sites:

I invested 500 EUR more in Mintos.
And I received 61,54 EUR of interest during the month. First time over 60 EUR per month and it keeps growing!

In Bondora I still have a bit over 1000 EUR ticking and it made me 9,44 EUR of interest during the month. I will just hold the sum in there, not adding nor taking out any money.

Viventor made me 0,63 EUR from the 50 EUR I have in there.

From some other loans I received 16 EUR of interest.

And now my favourite part the dividends! I like them the most because I really believe in the dividend growth- at first the % you earn is really small but if it grows 5-15% every year then at some point the snowball effect will be really strong.

To sum it all up I received 209,97 EUR which I didnt have to work for :) this makes up to 42% of my level 1 financial independence - at 100% I would be able to pay for the most basic needs like food and housing. Now I just continue to invest aggressively and hopefully I can get some solid stocks for better price in Fall.

Stock buy! FLO

Havent bought any stocks for almost 2 months now as everything is so expensive for my liking. Until I noticed that one stock from my watchlist has dropped its price quite nicely. I got myself 200 shares of FLO at the price of 15.22 USD per share. This buy adds 128 USD to my annual dividend income.

I think its a nice buy as FLO is a dividend contender that has paid and raised its dividend for 15 years straight! It produces different bread products and supplies them in most of the US states. It still has a lot of room to expand there which mean a very good growth potential. The company is strongly undervalued at the moment and I personally think that the price will bounce to around 20-25 USD per share in just a few months.

It feels so nice to buy stocks again and increase my monthly passive income :)

Month summary: July 2016

Last 2 weeks I took out some of my vacation days from my most time consuming job. I got to taste what it is like to work only part time - something I want to start doing soon! Maybe even next summer Im going to quit my job and work only half time or continue doing it but only 2-3 days per week if my employer agrees with it. I kinda like the job but it just takes too much time and I dont have any time left for other things like training. Its quite hard to do any high intensity training after a long day at work, youre just mentally exhausted. In speed and strength type of sports you need to be fresh and sharp not sluggish...
During my vacation days my physical activity was much higher - according to my Polar watch it was almost 3x higher than normally :)
A lot of the time was spent on bikes:
In the forest -

And on everything normal people dont ride their bikes on -
And the time I wasnt on my bikes I spent in the gym or outside doing street workout/calisthenics:
130kg / 290lbs Bench press for 7 reps (yeah I know I cheated a bit with hips)

Training side in July was a lot of fun but the investing side was actually quite boring.
My savings rate was good but not as good as the last months have been. I managed to save 83,75% of my active income and all of it will be invested!

Ive collected quite a decent amount of cash to invest because the stock prices have been too high for the last 2 months, there isnt much to buy at the moment. I didnt buy any stocks in July - really boring I know... but I still collected some dividends:

SFG1T - 180 EUR
MAIN - 9,67 EUR

total - 189,67 EUR

SFG1T was the big payer this month and it raised its dividend by 50% compared to last year, which was a really nice surprise :)

Stocks pay dividends annually or quarterly so Its nice that from social lending I get some interest every month.

Still my favourite one - Mintos  paid me 49,83 EUR of interest, plus I invested another 600 EUR in the platform.

Bondora earned me 10,65 EUR of interest. I have a bit more than 1000 EUR in there and Ill just keep it that way - not adding nor taking out any money.
Viventor made me 0,28 EUR just like last month and my 50 EUR in there is becoming 51 EUR next month. 1 EUR in 3 months seems like nothing but actually its a 2% capital increase in less than 3 months, which is not bad at all.

And the total passive income  for July was - 266,43 EUR
which makes around half of my financial independence level 1. Everything over that can be invested or spent on unnecessary stuff.

After all July was a great month as I had a lot of the most valuable resource - free time :)

Month summary: June 2016

In my last months review I wrote that Ive increased my active income every month this year and thought it cant go on forever so June should be lower than May. I was wrong and made another record in active income which means more money to invest as my savings rate was 94%
Lets see what July will bring!

And now the more important part - passive income

First p2p lending -

Bondora - interest earned 9,53 EUR, I havent added any extra money there, just have around 1100 EUR circling there.
Viventor - only 50 EUR invested there and the interest earned on that sum was 0,28 EUR. Active loan selecting is really slow there but the auto-invest option works really well.
Mintos - my favourite one from the P2P lending sites because of how well the site works, communication with investors and of course the buy back guarantee. Also the interest rates are really high on 13,5%. Mogo would like to lower the interest rates to sub 10% though but they probably wont do it too soon because then investors would just choose other borrowers and they would lose more than gain from the change.
Interest earned from Mintos was 44,35 EUR, I invested an extra 600 EUR in there too.

Real estate-

June was quiet on Estateguru, I didnt lend any extra money but I still have 2 loans slowly ticking there and they should be paid back with interest in 2017 Spring.

Stocks-

I made 2 buys in June-
85 shares of STON @ 21,44 EUR (1822 EUR) -10.9% yield
29 shares of TGT @ 59,5 EUR (1725 EUR) - 3.6% yield

TGT is a strong dividend champion and I got it with a really nice price tag. STON is a bit more riskier buy, it has some dividend history though and is also included on Fischs dividend CCC list.

Dividends received- 307,89 EUR

MAIN - 24,42 EUR
CVX - 15,42 EUR
F - 16 EUR
IBM - 18,05 EUR
TVEAT1 - 234 EUR

Junes money invested in stocks and p2p lending should increase my monthly income by around 28,4 EUR

Stock buy! TGT

Most of the stocks have a really high price at the moment but you can always find something that has a bit better price. This time it was TGT, another strong dividend champion in my portfolio from now. It has been raising dividends for 48 years in a row!

I got myself 29 shares at the price of 66,7 USD per share with a 3,36% yield, raising my annual income by 65 USD. If Target keeps raising their dividend at the same pace (average for the last 17 years has been 16%) then next year my dividend payment will jump to around 70-73 USD!

I bought 85 shares of STON at the price of 24.3 USD per share. Price was near the 52 week low and seemed to be the best choice from my watch list at the moment. STON is a dividend contender that has paid and raised its dividend for 11 years straight!
Current yield for the price is 10,9%
My monthly projected passive income increased by 19 USD

Month summary: May 2016

The weather in may has been really good which means a lot of training outside! :) I also turned 25 years old which made me think about my current situation. Im in quite good position compared to other people in my age group as I can reach financial independence before age 30 if I keep up the good work. Or I could start working half time in a year!

Financially May has been really impressive, especially in my savings % which was 90,6%. I spent less and hit another active income personal best, thats a new record every month this year. It cant go up like this forever though, in June I doubt that I can hit another record, but you never know :)

In P2P sites Ive been very active as I started investing on a new platform: Viventor
Its a bit early to write a long review about it but at first glance it seems good but it can improve.

Pros:
-All loans have a buyback guarantee (and they want to keep it that way)
-They communicate with investors. Owners are very helpful and answer all your questions fast, I actually spoke a bit with one of the founders
-Lots of short term loans (1 month)
-Very simple to use, especially when youre just starting with P2P lending sites

Cons:
-If you like to invest manually then it takes A LOT of time as you have to confirm all the loans one by one. I like the system in mintos much more where you select all the loans and then confirm them all together.
-Interest rates are a bit lower compared to other platforms

At the moment I have 50 EUR on the platform and it has earned me 6 cents in 2 weeks. I invested in 1 month loans so next month I should get the whole 50 EUR back + interest.


From Bondora  I took 177 EUR out and now i have 1082 EUR left on the platform and I will keep it that way. The remaining cash made me 10,04 EUR in May.

Mintos I like the most thanks to high interest % and buyback guarantee. I added 1100 EUR on the platform and this means also a new record in interest earned which was 33,95 EUR.

Total - 86,23 EUR

In June TVEAT will pay its dividends which means a bigger dividend income for that month as they pay their dividends annually.

Stock buy! IBM

Another purchase in tech sector. IBM has increased their dividends for 21 years straight and at the moment the price is quite good. Dividend yield is 3,85% and it will increase my annual dividend income by 95,2 USD as I bought 17 shares at the price of 144,65 USD per share. Average increase in dividends has been around 16% for IBM which means that next year I should get around 110 USD per year from IBM. Thats a 15 USD increase for doing absolutely nothing! Thats the main reason I really believe in dividend growth investing.

Month summary: April 2016

April was really good for me as I made both active income and passive income personal records!
From my active income I managed to save 83,7%. My portfolio including all my investments is getting over 30 000 EUR now which means that I still have 8 more months to complete my goal to get my portfolio over 40 000 EUR in 2016. It should be doable!

Lets look at the passive income part now:

In social lending Bondora made me 15,19 EUR income and Im still taking money out from the platform and adding it to Mintos, which made me 24,45 EUR in April. I also added 400 more EUR into my mintos portfolio and I will add some more monthly from now on.

In real estate Pakri project was successful and I got all my principal paid back and it made me 3,7 EUR on the last month. Ill probaly invest the money back into Estateguru or put it into Mintos, I havent made up my mind yet.

One other investment made my 16 EUR of passive income.

And finally the dividends! TKM1T pays its dividends once per year so I got 337,48 EUR dividends from there. Other companies didnt pay me any dividends in April. From my other Baltic stock holdings Im expecting dividends in June and July, I probably wont buy any more Baltic stocks at the moment though, maybe something in Fall but not yet. Currently Im more focused on the US market and Im holding my eyes on the Nordic market as well.

Total passive income was 398,82 EUR which is 2/3 of my 2015 total passive income. Its just amazing how fast the snowball rolls and gets bigger! It gives me a lot of motivation to continue and I hope you got some extra motivation from it too!

Stock buy! MAIN

I had my eyes on a few stocks but they were all too expensive at the moment except MAIN. I got myself 70 shares at the price of 30,45 USD per share. The stock yields a bit over 7% currently and it pays dividends monthly which allows me to reinvest the dividends a bit faster.

I should receive some bigger amounts of dividends this month, so its quite possible that I will make another buy soon!

Month summary: March 2016

Average month, nothing big happened. I bought 140 shares of Ford Motor (F) stocks at the price of 12,21 EUR per stock which should yield around 10% after taxes.

Savings rate was really good at 86,2%. A big help was that I broke my all time active income record this month as well :)

And the passive incomes were following:

Mintos 24,4 EUR which is also a new record from there.
Bondora 11,8 EUR and I slowly take money out from there, current portfolio is a bit over 1000 EUR
Dividends Chevron corp paid me 15,44 EUR
Estateguru 5,63 EUR from Pakri project.
And some other ivestments paid me 32 EUR

Total 88,95 EUR

Upcoming months should make a big leap in passive incomes because Baltic stocks will pay their dividends. They pay just once per year so the sum will be big.

Future plans are to keep buying dividend stocks and at the moment Im not planning to add any more money into crowdfunding sites.


Weather is getting a lot warmer and Ive spent a lot of time on my roadbike, I love the speed :)
Now its time to head to the stadium to run some sprints and practice some street workout strength skills.

Stock buy! Ford

Another month - another buy!
This time I bought 140 shares of Ford Motor (F) for the price of 13,45 USD per share. It has a yield of 11,77% at the moment which should raise my monthly passive income by 16,7 EUR.


Month summary: February 2016

Last cold month and it should start to get warmer now. I cant wait until its possible to go cycling on the roads and in the forest!

The savings rate for february was 77% which is still good. I bought a new mountain bike (because I got an amazing deal) and this took the savings rate down a bit. Otherwise it could be even better as other costs were lower than usual this month.

And the passive income total was 91,05 EUR which is divided between:

Bondora 14,36 EUR and Im slowly taking money out from there so the interest will get lower and lower each month.
I still like Mintos  and it made me 23,41 EUR. Im not adding any money there at the moment, I just keep reinvesting the interest.
Estateguru 5,63 EUR.

An my favourite class - the stocks!
I received dividends from 3 different companies:
Apple - 6,7 EUR
HCP - 23,25 EUR
OKE - 17,7 EUR

Total - 47,65 EUR

I bought 68 shares of OHI at the price of 28,35 EUR per share. It had a yield of 7,14% at the time when I bought it.

Also the prices for most of my stocks have risen quite a lot, especially the baltic ones. I will keep on buying aggressively strong dividend stocks from NYSE and Ive also started to look at the Nordic market.

Stock buy!

Last week I bought 68 shares of Omega Healthcare Investors (OHI) at the price of 31,7 USD per share. The yield should be a bit over 7,10% which is good for a REIT. This week the price has dropped a bit like a lot of other stocks, cant wait to buy more stocks especially when theyre on a discount now! My plan is to continue buying more whenever I can. Some say its better to wait for bigger price drops at the moment though.
We will see what happens, stock market is in a very interesting situation at the moment for sure.

Month summary: January 2016

We had some proper snow in January and I bought some XC skiing equipment to ski. It means that I spent a bit more this month but I had a lot of work as well and managed to save 84,5% of my active income :)
Those who have wondered how is my savings rate so high and think I get a huge salary then I dont. But I work multiple jobs and Im pretty much working 7 days per week. Some workdays are 13 hours long for me and some are only 6 hours. Last 100% free day for me was on January the 1st and next one will be maybe in March.
How do I manage to work that much? All my jobs are related to something I love - sport/fitness/health and/or bikes.
At the moment Im okay working that much but someday in the future I would like to work maybe up to 20 hours per week but not more than that. The harder I work now, the sooner I can achieve my goals :)

About passive incomes now:

Bondora made me only 14,86 EUR in January and Im slowly taking money out from there and adding it to Mintos which made me 23,94 EUR in January. The reason why I prefer mintos is their buyback guarantee.
Stocks didnt pay any dividends this month but I bought 17 shares of Apple (AAPL) at the price of 97-98 USD per share. Im going to buy more stocks this month, I havent decided yet which to buy but it will probably be something from the dividend champions list.
I made my 2nd investment in Estateguru, this one wont get me any montly payments but will pay all the principal + interest in 15 months. My investment was small standing at 200 EUR. Pakri project paid me 8,13 EUR interest in January.

Stock buy! AAPL

Yesterday I bought 17 Apple (AAPL) shares at the price of 98 USD per share. Ive had my eyes on that one for a while and as it had a good price at the moment then I went for it. The yield is a bit over 2% which should add around 3 USD to my monthy dividend income. Apple is a strong company and many dividend growth investors have a part of it.
Next buy will probably be next month, Ill try to buy with bigger sums at once to keep the transaction costs lower.

Month summary: december 2015 + small summary of year 2015

Writing this a bit later than usual but better late than never!

Lets have a quick look how my investments performed this month.

Bondora
Interest gained 18,74 EUR and it will decrease because im slowly taking money out from there. I just prefer mintos and will start putting more money into there.

Mintos
I love the buyback system and this month I got 24,74 EUR interest from there. Im slowly adding more money into there but my main focus is on stocks.

Stocks
15,71 EUR dividends from CVX. And it seems like BBEP has discontinued paying dividends because of another big oil price drop. Im planning to buy more dividend champion stocks, some say its still a good idea to buy stocks in the energy sector but Id actually like to diversify a bit more and get stocks from another sectors. Ill keep an eye on the prices.

Estateguru
Not much to say about this one as I have still only invested in 1 project and it paid me 6,47 EUR of interest.

Total interest earned for the month is 81,66 EUR and the total for year 2015 is 597,06 EUR which is not bad as I started investing just this year :)



My next year goal is to grow my portfolio to 40k EUR and to raise my projected interest per month to 200 EUR. In order to do that the average yield should be around 6% (I count only dividends with stocks, not the price gain) which should be doable.

This year I managed to achieve all my financial goals except getting 2000 EUR into estateguru because there wasnt any projects I liked and the good ones were gone in seconds so I just was a bit too late.

Fitness related goals I didnt achieve mostly because I work too much (excuses, excuses I know). But im working 7 days a week, last month I had just 1 completely free day and before that I had one in September I think. Now I have a bit less work and can use more time to achieve my athletic perfomance goals, Ive also found a lot more motivation because I actually can train more- the more I train, the more motivated I get!
